Nestled on East 19th Street in Gramercy Park is a converted carriage house that will look familiar to anyone who’s been in the neighborhood. Surrounded by larger residential brick buildings, 78 Irving Place looks tiny from the street, but looks can be deceiving. The interior of this darling structure boasts a whopping 2,423 square feet (that’s mansion territory in NYC) with 3 bedrooms and 2.5 baths.
The single-family carriage house was build in the mid-1800s and has been called home to many companies and notable families alike. But unlike most townhomes in NYC, this one comes with the conveniences of a full-service building. The carriage house is part of the 7-unit 78 Irving Place condo which was built in 1920, and offers conveniences like 24/7 concierge services, a full-time doorman, and a resident manager.
If this one is just too petite for you, the 6-bedroom/4.5-bath penthouse is also for sale, listed at a cool $24,995,000… In case you’re interested in the condo’s history, Madison Realty purchased both buildings in 2013 for $17.9 million, and converted the main building from a 14-unit rental to a 7-unit condo in 2015. I would call that a wildly-successful business venture!
So if you happen to know anyone with $7,000,000 burning a hole in their pocket, won’t you please send them to me? I’d love an excuse to tour this NYC gem!
You can check out the listing on StreetEasy.

$7m…it looks perfect. That’s a lot of kitchen for NYC, though the livingroom/dining room looks, as they say on HGTV, a bit tight. Still…to live in NYc would be so fun!

It’s also such a gorgeous block! It’s one of the few in Manhattan that still have three carriage houses converted to private residences. Really picturesque and quiet (for NY anyway).

I would gladly cook in that kitchen. Now to find a way to come up with 7 million dollars….

Same. Of course, it’s odd there’s no outdoor space. Why not use the roof?

I wonder how much room there is on the roof with those beautiful skylights? Do the next-door neighbors peek in? So many questions. We’d better get this figured out before we hand over our 7mill.

Wow! I really would not have expected that interior space nor how light it is. It is beautifully finished too.

I’m all weak in the knees about this one. Kind of an optimistic price considering the lack of outdoor space, but still a gorgeous jewel box of a house.

Not that I will ever have enough money to ponder such a purchase but I agree that I would be expecting some kind of outdoor space for that price. I personally would also want to see more remnants of the house’s history featured here and there around the property.
